REO properties, widely known as real estate owned, are becoming popular for novice and serious real estate investors. When properties failed to be sold during an auction, they are returned to the lender, oftentimes the bank, and becomes an REO.
There is a reason why there are so many REO properties. In fact most large banks have entire departments dedicated to REO properties. Here’s why: most properties that go to foreclosure auction in fact do not end up being sold. Most don’t even get any bids.
This is because if the property was easily worth more than the mortgage amount that was owed on the property the previous owner would have simply sold it themselves and pocketed the difference. Instead, the auction results in an unsold property and the bank is now left a property on their hands to sell in the open market.
The process and time involved in buying an REO is similar to buying from a retail seller. One of the biggest values in buying REO properties, however, is that the banks are anxious to get rid of them. Banks and other lenders are not in the property management business and have no interest in keeping the properties.
In fact, properties actually represent a liability in that they are not drawing an income for the bank, and can quickly succumb to deterioration or vandalism as they are left unoccupied. Banks are, therefore, anxious to get rid of them and are prone to sell them for far less than their market value to expedite the process. All of these reasons clearly indicate that it is better, by far, to invest in REO properties than it is to purchase real estate by foreclosure or short sale.
The need to break even makes REO the perfect choice for real estate investors. The money saved from buying an REO will give the investor extra money to do add-ons or conduct repairs to make the property worth even more.
There is tremendous competition in buying bank owned properties. Many beginners make “lowball offers” without being aware of the fierce competition amongst cash investors. The reality is that many of today’s REO properties are being sold at or above the listing price.
Foreclosure properties are not only sold by Real Estate but also Government itself is involved into this process and sales the properties by banks or by Sheriffs. In fact, foreclosure properties business is very profitable and most of the Real Estate Business persons like it very much. They frequently search such properties, advertise their business in wide range and motivate the people to be involved in this business. REO foreclosure properties business has a vast scope and great potential in it.
